This is something I have been wanting to mention for a while. If you are looking to replace a furnace, air conditioner, water heater or tankless water heater, please reach out to me or someone you know to get a good referral for a company to purchase from and install for you. I know it may seem attractive to rent/lease equipment from one of the companies out there and not have to put out the money for new equipment. Especially if it’s unexpected and you have not budgeted for this big expense.

You are over paying for these big tag items over the term of the contract…and the buyouts can be very high! Thousands of dollars even if you have been paying the monthly fee for a long period of time.

If you happen to have a lease agreement for a furnace or air conditioner and you decide you want to move...any buyer (and their agent) will be asking you to pay out the contract as a condition of the sale.

Buyers are not willing to take over these contracts when they purchase your home. Traditional WATER HEATERS are excluded from this. Buyers will most often accept taking over this contract. But do your homework and choose wisely if you are in the market…because companies such as Reliance really do charge a lot over time. I have a Reliance water heater and I am not a fan but what can you do. I am stuck with it for now as the buyout for me was unreasonable when I bought my home. 

So…if you have already made the move to leased equipment, just be aware of this if you are thinking about a selling your home. Find out what your buyout is for that furnace or air conditioner and be prepared to take a financial hit before closing!
