- Collect any spectacular personal photos you may want to share of your backyard or garden or pool if you happen to list your home before the sun is shining and the plants are blooming.
- It’s a bit late for this now but you can also take exterior photos before everything is dead or dying. If you are going to market in the spring, do yourself a favour and cut your lawn one last time, pull any annuals, deadhead any perennials and rake up the bulk of the leaves so it does not look like a war zone when the snow melts. You will be glad you did J
- Paint. It’s the most cost effective update you can do and it has a great impact. One neutral colour is preferred with all trim and doors in white. It will give your home a clean, fresh and neutral palate (ask me for preferred staging colours). Don’t forget you are selling space and light and also want to keep it contemporary to suit the younger buyers. Buyers in general do not often have imagination to envision how it might look if your home is dated or painted in darker colours. They are viewing homes on HGTV and Houzz or Pinterest so their expectation is high. Take advantage of being indoors in the winter and get your paint brush and rollers out!
- Service your furnace and gas fireplace, change out any filters. Do any minor repairs and maintenance that you have been putting off. If it’s broke…fix it!
- Prepack anything you are not actively using. Buy some plastic tubs and put away your chachkas, small wall art, collectibles, bedding, books, movies, dvds, office items, appliances, dishes, pots and pans that you are not using on a regular basis. Stack neatly against a wall in your basement, garage or storage unit.
